Your Bi-Annual Roofing Maintenance Checklist from Your Colorado Springs Roofer

To ensure your roof and structure of your home is intact, it is important to do bi-annual checks of your property. It requires some work and maintenance to clean up different elements. If you had not yet planned on checking your roof and exterior this spring, make sure you get it on your calendar.

Roofing

For inspecting your roof, you will need a safe and sturdy ladder that you can use to get a good visual of every element of your roof. For the most part, you should be able to see the entire space without having to walk on the roof - it is not safe to walk around on your roof if you are not a professional. When looking, you will want to inspect to look for missing, damaged or curling shingles. Next, look at the flashing which is the metal that goes around corners and angles on your roof that keep water from getting into your home. Check to make sure the seal is still solid and there are no cracks or missing caulk. Last, you will want to make sure there are no sitting areas of water on the roof, as well as areas of moss or mold growth. If you notice any of these issues, it is crucial to repair them. Gutters

At the same time, you inspect your roof for issues, it is also important to check your gutters. You need your gutters to be completely clear. Any debris can hinder them from flowing water off of your roof properly. If your roof does not get all the water moving, clogs can lead to gutters bowing, bending or breaking. If water happens to fall alongside the house, this can lead to foundation issues. As you are checking, look for any leaves, twigs, debris or more that are clogging your gutters. Make sure to remove them or ask your local roofer if you bring one in to clear them for you. In addition to looking for debris, it is also important for you to check the condition of your gutters. Exterior and Interior

Last on your roofing maintenance checklist, you will want to inspect the exterior and interior of your home for damage. Walk around your home to make sure there is not any damage to siding, windows or doors. Any holes or damage can lead to air and water leaks in your home. Next, go inside your home and look at the ceiling and walls on the highest level. If there are any water spots or known leaks, you will want them to be fixed immediately. Any water that sits in the home can lead to the growth of dangerous mold.
